The amount of required open space on residential lots in R3A districts is governed by yard requirements. 4 Zero lot line buildings require only one side yard at least 8 feet wide; minimum of 8 feet required between buildings on adjacent zoning lots Zoning lot line > 35’ < Driveway must be at least 18’ deep in front of a garage 21’ maximum perimeter wall height 35’ maximum building height Zero lot line building abuts a side lot line Characteristic of many of the city’s older neighborhoods, R3A contextual districts feature modest single- and two-family detached residences on zoning lots as narrow as 25 feet in width. Parts of College Point and Whitestone in Queens, City Island in the Bronx and Port Richmond in Staten Island are typical R3A neighborhoods.

R-1-43 -  Two-family dwellings are also permitted in R3MD, R3, R5, O1, C5, M1. Townhome Residential.
